1. Parties

The Minfis service at minfis.com is provided by

By using the service or creating an account, you (the “User”) accept these Terms. If you act on behalf of a company, you confirm you are authorised to accept these Terms for it; “User” then means that company and the account is treated as a corporate account.

2. What the service is

Minfis is a software service (SaaS) that, from a site boundary and criteria you provide, produces preliminary urban-planning concepts: massing options, technical-economic indicators, a simplified check against planning norms, and a PDF booklet.

3. Nature of the output (important)

Minfis output consists of preliminary concepts for site assessment and for preparing a design brief. It is NOT design or construction documentation, does NOT replace a licensed designer, and does NOT guarantee that any project will pass state or other expert review. The compliance check is simplified and is provided for reference only.

Decisions to acquire land, invest, or build are yours alone and taken at your own risk. We are not liable for those decisions or their consequences.

4. Tokens and payment

  • The service is paid in tokens. Generating a concept costs 5 tokens. Priced separately: the per-project AI assistant — 10 tokens per project (included on the Studio plan); a set of photoreal presentation renders — 25 tokens per set. Removing the watermark from a project costs 15 tokens, or 30 for projects using premium features. Current prices are always shown in the interface at the moment of the charge.
  • Tokens are bought in packages (20, 60, 150 or 400 tokens) or as a custom amount, and are also granted monthly with a subscription. Billing currency is US dollars. Payment is by bank card through Stripe.
  • Purchased tokens do not expire. Tokens granted by a subscription carry over for a limited time: at most 1 month of grants on Starter, 2 months on Pro and 3 months on Studio. Any unused balance above that ceiling is written off at the next grant and appears in your transaction history as expired. Purchased tokens are unaffected: subscription tokens are always spent first.
  • New users receive a welcome bonus on registration (currently 5 tokens). Tokens are credited in no other way than by payment.
  • Tokens are not exchangeable for cash and are not a means of payment outside the service.

5. Refunds

Unused tokens may be refunded on request within 14 days of purchase, to the original payment method, pro rata to the unused balance. Tokens already spent on completed generations are non-refundable, as the service for them has been delivered. If a generation fails through our fault, the token spent on it is returned to your balance.

A subscription can be cancelled at any time; cancelling stops the next charge. The period already paid for is non-refundable: the subscription runs to the end of it, and the tokens granted for that period remain available under the carry-over rule in section 4. An upgrade takes effect immediately; a downgrade takes effect at the start of the next period.

6. Intellectual property

You own the data you enter and the concepts generated for you. We own the service itself, its algorithms, interface and source code. We may use anonymised and aggregated data (without your account details and not tied to a specific site) to improve the service’s algorithms.

7. Limitation of liability

To the maximum extent permitted by applicable law, our total liability to you on any basis connected with the service is limited to the amount you paid for the service in the twelve (12) months preceding the event giving rise to liability. We are not liable for lost profit or for indirect or consequential loss.

8. Acceptable use

You must not: circumvent the service’s limits or protections; create automated bulk load; attempt to access other users’ accounts or data; or use the service for unlawful purposes. We may suspend or block an account that breaches these Terms, notifying you where feasible.

9. Service availability

We aim for uninterrupted operation but do not guarantee it, and may perform updates and maintenance. The service is provided “as is”.

10. Changes to these Terms

We may change these Terms by publishing a new revision on this page with its date. For material changes we will ask you to re-accept on your next sign-in. Continued use means acceptance of the updated revision.

11. Governing law

These Terms are governed by the law of the United Arab Emirates. The exact jurisdiction and dispute-resolution forum are to be confirmed.
