One concept generation costs 5 tokens: several development options, key figures for each and a PDF booklet. On sign-up we credit 5 tokens — one free generation. After that, packages of 20, 60, 150 or 400 tokens, or a Starter / Pro / Studio subscription with a monthly grant.

The code profile is chosen by the site’s country automatically. Russia, Uzbekistan, Kazakhstan and Kyrgyzstan have the full codes (SP 42.13330.2016, ShNQ 2.07.01-23, SN RK 3.02-01-2023, SN KR 30-01:2020); other countries use an international simplified profile (a preliminary estimate). We check setbacks, spacing between buildings, fire lanes, sunlight (simplified), parking and landscaping. The profile used is stated in the booklet.

No. Minfis replaces the first 2–6 months of work at the pre-design stage: quickly checking what fits on a site at all and with what figures. Working and design documentation is still produced by a firm — the Minfis concept becomes a brief for it, not a replacement.

Minutes. Tracing the site and answering the questions takes about five minutes; the generation of options itself takes tens of seconds. You can compare schemes by the figures and download the booklet right away.

Any site you can trace on the map — the country is detected automatically. Full codes are available for Russia, Uzbekistan, Kazakhstan and Kyrgyzstan; for other countries we compute against an international simplified profile (this is noted in the report). Site area — from 0.2 to 50 hectares.

Several building-layout options in 3D, full technical and economic figures for each (coverage area, gross floor area, density, unit mix, parking, greenery), a list of code violations and an A4 PDF booklet with renders and tables — which you can show to an investor or a contractor.

A token is the internal unit of payment. Generating a concept costs 5 tokens. Removing the watermark from a project costs 15 (or 30 if the project uses premium features: several parcels, a pool, a fountain). The per-project AI assistant costs 10 tokens and opens once — after that you can keep editing that project in words as much as you like. A set of photoreal presentation renders costs 25. The current price is always shown before the charge.

Purchased tokens never expire. Tokens granted by a subscription carry over for a limited time: at most 1 month of grants on Starter, 2 on Pro and 3 on Studio — anything above that is written off at the next grant and shown in your transaction history. Subscription tokens are always spent first, so the ones you paid for are not the ones you lose.

Starter ($27, 30 tokens a month) — 2 variants per generation, 6 facade styles, the codes of six countries, greenery and life in the scene. Pro ($79, 100 tokens) adds 4 variants, 18 styles, evening lighting, the generator’s sculpting (stylobates, sky bridges, plan shapes), real surroundings, terrain, construction stages, up to 4 parcels per project and GLB scene export. Studio ($199, 300 tokens) — 6 variants, all 22 styles, four lighting modes, the premium housing class, the premium yard, a white-label booklet under your brand, and the AI assistant included.

By bank card through Stripe — Visa, Mastercard, Apple Pay, Google Pay. Card details are entered on Stripe’s side and never reach us. You can buy a one-off token package (20, 60, 150 or 400) or take a subscription with a monthly grant. We do not accept cryptocurrency and do not issue promo codes.

Unused tokens from a package are refunded on request within 14 days of purchase, pro rata to the unused balance, to the same card. Tokens already spent on completed generations are not refunded — the service was delivered. A subscription can be cancelled at any time: cancelling stops the next charge and the period already paid for runs to its end. If a generation fails through our fault, what it cost is returned to your balance.

Your plot boundary, criteria and results live in your account and are visible only to you — we do not publish projects and do not sell data. Plot coordinates are sent to mapping services (Mapbox, OpenStreetMap): without them there is no map and no way to resolve the city. Text you type to the AI assistant is sent to OpenAI. You can delete a project at any time, and the account in the Account section. Details are in the Privacy Policy.

A set of seven photoreal frames of your project, computed in Blender on a separate machine: eye level, the facade, the courtyard by the water, two overviews, a top view and one in the district context. Real glass, reflections in water and a physical sky — things the in-browser view cannot do. They take a few minutes and the gallery link arrives by e-mail. 25 tokens per set.

The interface is in nine languages: Russian, English, Arabic, Chinese, Spanish, French, Hindi, German and Italian. The PDF booklet is produced in any of them — including Arabic with correct right-to-left text. The booklet takes the language of the interface at the moment you download it.

Yes — up to 4 parcels on Pro and up to 6 on Studio. They are treated as one holding: a shared frame, figures for each parcel and a combined total, one booklet. Parcels need not touch, but must be within 5 km of each other.
